Value Hypothesis
Five levers, their mechanisms, illustrative arithmetic and confidence. One lever could carry a program on its own.
A structure for questions, not a set of numbers
Do not put this table in front of a client as a set of numbers. It is a structure for the diagnostic questions, and the first job of any diagnostic is to replace every assumption in it with the operator’s own data.
Five levers
Open any lever for its mechanism, the illustrative arithmetic behind it, and an honest statement of what is known versus assumed.
782,000 net Delaware acres; 0.5% annual leakage at $25,000 per acre is roughly $98M.
Mechanism certain from case law
The leakage rate is guessing and is the single most important number to obtain.
The honest read on these levers
Function productivity is real but not transformational on its own, and schedule acceleration is a timing effect that a finance-trained chief executive will discount correctly.
Leasehold protection is the lever that could carry a program, because it converts a process improvement into avoided value destruction on assets whose per-acre value is already on the balance sheet. It is also the lever that can least be evidenced from outside.
That asymmetry should shape the first conversation: the objective is not to present a number, it is to find out whether that number exists.
The six diagnostic questions
Every assumption above is replaceable with the operator’s own data. These are the questions that replace them.
What is the first-pass deficiency rate on federal APD packages, and what is the decomposition of "waiting on operator" days between statutory cure windows and internal slack?
What is the annual acreage leakage rate from expiry and obligation forfeiture, and at what per-acre carrying value?
Have lease records, obligation calendars and title chains from recent acquisitions been normalized into the acquirer’s own systems and standards?
What is the current royalty suspense balance, and what share is held for title questions rather than for missing counterparty data?
What is the functional headcount across land, land administration, division order, owner relations and regulatory compliance?
Which basins in the portfolio have geographically indexed, machine-readable county records, and which do not?
